Fewer listings and fewer sales kept La Quinta balanced
The number that matters most right now is 4.5. The Real Estate Data Aggregator counted 4.5 months of supply in ZIP 92253 for the three months ending July 31, 2026. That sits in the middle ground between a seller's market and a buyer's one. Neither side has the upper hand.
Here is the story behind that number. The Real Estate Data Aggregator counted 363 homes for sale, down 20% from the same period in 2025. At the same time, sales fell 17%, to 249 closed homes. Both sides shrank together. That is why supply barely moved, down just 0.1 months year over year.
Meanwhile, Realtor.com reported that active U.S. listings grew 5.5% year over year, topping 1.16 million homes for sale nationally. La Quinta moved the opposite direction. Fewer local homes came to market, and fewer sold.
What sellers are seeing
The Real Estate Data Aggregator put the median sale price at $755,000 for the three months ending July 31, 2026. That is down just 0.4% from the same period in 2025. Prices dipped a little, but not sharply.
Homes are taking longer to find a buyer. The Real Estate Data Aggregator recorded a median of 82 days on market, which is 9 days longer than the same period in 2025. Sellers still have competition from 363 other listings. Pricing carefully from the start matters more than it did a year ago.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That national pressure is a reminder that buyers everywhere have grown more selective.
What buyers are seeing
Buyers have real choices, but rates are a headwind. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That slows decisions. The Real Estate Data Aggregator counted 253 pending sales, down 13.4% from a year ago, which shows buyers are moving more carefully.
Only 17% of La Quinta homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 0.5 points from the year before. Most homes are not moving quickly. Buyers have time to think.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. La Quinta's median price slipped 0.4% over the same window, according to the Real Estate Data Aggregator. The local market cooled while the national one edged up.
The bigger picture
La Quinta is one of nine distinct cities in the Coachella Valley. Each city reads differently. Many buyers here come from Vancouver, Calgary, Edmonton and other cities, splitting time between homes. Season, from October through Memorial Day weekend, brings the most activity. The summer data above reflects a quieter stretch.
Short-term rental rules vary by city across the valley. If rental income is part of your plan, the rules in La Quinta specifically are what matter, not the valley as a whole.
